Pet Policies


  1. Pet Fee. The pet fee is $25.00 per month per pet. (up to 2 pets allowed per Apartment)

  2. Additional Security Deposit. The additional security deposit is equal to one-half (½) of the security deposit and will be due prior to move in or the pet being permitted on the Premises, whichever is sooner.

  3. Tenant must remain up-to-date with all veterinarian visits, shots, Borough of Glassboro/ Gloucester County pet licenses, etc.

  4. Pet Rules. All tenants agree to abide by the Pet Policies and Rules if their pet is approved. If another tenant were to complain, the tenant responsible for the pet would receive a written and/or verbal warning. Consecutive warnings may result in a meeting with Landlord and/or further consequences.

    1. Nuisance. The pet may not cause any damage to the premises, or to the building. The pet shall not cause any discomfort, annoyance, or nuisance to any other resident of the building. Examples of nuisance behavior are:

      1. Pets whose unruly behavior causes personal injury or property damage.

      2. Pets who make noise continuously and/or incessantly to the disturbance of any person at any time of day or night.

      3. Pets in common areas who are not under the complete physical control of a responsible human companion and on a hand-held leash of no more than six feet in length, or in a pet carrier.

      4. Pets who relieve themselves on walls or floors of common areas.

      5. Pets who exhibit aggressive or other dangerous, or potentially dangerous, behavior.

      6. Pets who are conspicuously unclean or parasite infested.

    2. Sanitary Problems. All pets must be housebroken. The pet may not be fed or given water, or allowed to urinate or defecate on any unprotected carpet inside the premises. Tenant shall immediately remove, and properly dispose of, all pet waste on the grounds of the building. If tenant fails to dispose of pet waste, Landlord may perform the disposal and charge the tenant the reasonable cost thereof.

      1. Persons who walk pets are responsible for immediately cleaning up after their pet and discarding securely bagged pet droppings in designated outside waste bins. Cat litter may not be disposed of in toilets. No pet waste may be dropped in trash bins unless securely bagged.

    3. Abandonment. Tenant may not abandon the pet, leave it for any extended period without food or water, or fail to care for it if it is sick.

    4. Compliance with Laws. Tenant agrees to comply with all applicable governmental laws and regulations.

    5. Dogs. Dogs must be kept on a leash and attended to at all times when outside the premises or when on balconies or in common areas. Dogs may not be staked or chained outside the premises. The spaying or neutering must take place prior to approval. No intimidating breeds of dogs are permitted. Tenant must provide Landlord with a current photograph of the dog prior to this Pet Application being accepted.

    6. Cats. Tenant must provide and maintain an appropriate litter box and clean it on a daily basis. Cats must be leashed or caged when outside the premises.

    7. Fish. Fish tanks may not exceed 25 gallons and must be placed in a safe location in the premises.

    8. Other. Other animal types are up to the discretion of Landlord.

    9. Care. The pet must have all required vaccinations. All cats and dogs must be spayed or neutered.

    10. Tenant shall furnish to Landlord a letter from a veterinarian, or other proof satisfactory, prior to approval of this Pet Application for the pet.

  5. Service Animals.

    1. Pets who are classified as service animals, or emotional support animals, by a physician shall be approved upon full completion of this Pet Application and once all documents required are received. Tenant must furnish the letter from the physician with the Pet Application, as well as supporting documentation.

  6. Tenant is responsible for the pets of guests who visit their unit; such pets are subject to the same restrictions as resident pets.

  7. Additional Rules. Landlord may, from time to time, upon written notice to tenant, make reasonable changes or additions to the rules set forth in the Lease.

  8. Landlord’s Remedies for Violation.

    1. Removal of Pet by Tenant. If, in Landlord’s sole judgment, any rule or provision of this Lease Addendum is violated by tenant, then upon written notice from Landlord, tenant shall immediately and permanently remove the pet from the premises.

    2. Removal of Pet by Landlord. If, in the Landlord’s sole judgment, tenant has abandoned the pet, left it for any extended period without food or water, failed to care for it if it is sick, or left it unattended in violation of the rules, then Landlord may, upon one day’s prior written notice left in a conspicuous place, and in accordance with the terms of this Lease Addendum dealing with entry of the premises, call Camden County Animal Control and provide access to proceed as deemed necessary. Landlord shall not be liable for loss, harm, sickness, or death of the pet. Landlord has no lien on the pet for any purpose, but tenant shall pay for reasonable care and kenneling charges if the pet is removed in accordance with this paragraph.

    3. Cleaning and Repairs. Tenant shall be jointly and severally liable for the entire amount of all damages caused by the pet. If any items cannot be satisfactorily cleaned or repaired, tenant must pay for complete replacement of such item(s) beyond the current security deposit paid for the pet.

    4. Injuries and Damage. Tenant shall be strictly liable for the entire amount of any injury to any person, or damage to any property, caused by the pet. Tenant shall maintain appropriate insurance to protect against any claims or liability arising out of personal injury or property damage caused by the pet.

    5. Deodorizing Upon Move-Out. After tenant vacates the premises, if Landlord determines that it is necessary, in its sole discretion, Landlord may de-flea, deodorize and shampoo the carpet in the premises to protect future residents from possible health hazards, and tenant will be responsible for all costs associated.

  9. Restrictions.

    1. Pets shall not be kept, bred, or used for any commercial purpose.
